Straight answers about air conditioning in Florida's climate — from a Sarasota HVAC contractor, not a national call centre.
Twice a year. Florida systems run close to year-round, so a Sarasota AC accumulates far more runtime hours than the same unit in a northern state where cooling season lasts three or four months. A spring visit before peak load and a second visit in autumn catch the failures that actually strand people: a clogged condensate drain, a weak start capacitor, low refrigerant, and a coil packed with dust. EagleAir maintenance visits cover coil cleaning, drain-line flushing, refrigerant pressure check, electrical and capacitor inspection, and a thermostat calibration.
A clogged condensate drain line is the cause in the large majority of Florida cases. Your air handler pulls moisture out of humid indoor air and drains it away; in Florida's humidity, algae and biological slime grow inside that line and block it, so water backs up into the drain pan and overflows. A secondary cause is a frozen evaporator coil that melts all at once. Shut the system off at the thermostat to stop more water, and call for service. Left alone, an overflowing pan damages drywall, ceilings and the air handler itself.
Ten to fifteen years, which is shorter than the fifteen to twenty years often quoted nationally. The reason is runtime: a Sarasota system may run most of the year, so it reaches the same wear as a northern unit in far fewer calendar years. On the barrier islands — Longboat Key, Siesta Key — salt air corrodes outdoor condenser coils and can cut that further. Systems near the coast benefit from more frequent coil rinsing and, at replacement time, from coastal-rated or coated coils.
The practical rule of thumb: if the system is under ten years old and the repair costs less than a third of a new system, repair it. If it is over twelve years old, uses discontinued R-22 refrigerant, or the compressor has failed, replacement is usually the better value. A failed compressor on an older unit is the clearest replace signal, because the part cost approaches a new system's price. EagleAir quotes both options with flat-rate pricing before any work begins, so the choice is yours and the numbers are on the table.
SEER2 is the current U.S. seasonal energy-efficiency rating for air conditioners, replacing the older SEER metric under test conditions that better reflect real installed ductwork. Since 1 January 2023 the U.S. Department of Energy minimum for split-system central air conditioners in the Southeast region — which includes Florida — is 14.3 SEER2. Higher-SEER2 equipment costs more up front and returns it in electricity, and the payback is faster in Florida than almost anywhere else because the cooling season is so long.
Yes. EagleAir answers emergency calls 24 hours a day, seven days a week, including nights, weekends and holidays, across Sarasota, Manatee and Charlotte counties. A no-cool call in August in Florida is a health issue, not an inconvenience, particularly for older residents and households with infants. Call (904) 316-9933 and describe what the system is doing — no cooling at all, running without cooling, tripping the breaker, or making a specific noise — so the right parts come on the truck.
Four causes account for most of these calls. A dirty or iced-over evaporator coil blocks airflow, so air moves but carries no cooling. Low refrigerant from a leak drops capacity — refrigerant is not consumed, so low charge always means a leak. A failed run capacitor lets the fan spin while the compressor never starts. And a dirty outdoor condenser coil, common near the coast and after landscaping work, leaves the system no way to reject heat. All four are diagnosable in one visit.
Start with the thermostat: ENERGY STAR recommends 78°F while you are home in summer, and every degree lower measurably raises consumption. Then check what the cooled air is doing — duct leakage in a typical home wastes roughly 20 to 30 percent of the air the system moves, and in Florida attics that leaked air is replaced by hot, humid attic air. Replace filters on schedule, keep the outdoor unit clear of shrubs by two feet, and have the coils cleaned annually. Sealing ducts and cleaning coils usually beat replacing a working system on cost per degree.
